Residential Quantity Surveyor / Estimator – VIC (Remote)

Role Overview

We are seeking an experienced Residential Quantity Surveyor (QS) / Estimator to support Victorian residential building projects.
The role involves preparing cost estimates, BOQs, take-offs, and supporting builders through tender, pre-construction, and contract stages.

The estimator ensures accurate pricing, cost control, and timely project delivery across single dwellings, townhouses, and small developments.

Key Responsibilities

Estimating & Cost Planning

  • Prepare detailed residential estimates for new builds, duplexes, townhouses, and knock-down rebuilds

  • Conduct material take-offs from plans and specifications

  • Build BOQs and cost plans aligned with VIC building standards

  • Analyse drawings, engineering details, and inclusions

Tender & Procurement Support

  • Source and compare subcontractor quotes

  • Prepare tender submissions and variation pricing

  • Review supplier pricing and allowances

  • Assist value engineering and cost optimisation

Project Support

  • Monitor budgets through pre-construction stages

  • Prepare feasibility estimates for developers and builders

  • Support contract documentation and scope clarifications

  • Track cost changes and variations

Systems & Documentation

  • Maintain estimating templates and cost databases

  • Ensure accurate record keeping in project management systems

  • Provide reporting to project managers and directors

Requirements

  • 5+ years experience as a Residential QS / Estimator in Australia (VIC preferred)

  • Strong experience with detached homes, townhouses, and small developments

  • Ability to read architectural, structural, and services drawings

  • Strong understanding of Australian construction costs and trade sequencing

  • Excellent attention to detail

Software Experience (preferred)

  • Buildxact

  • CostX

  • Cubit

  • PlanSwift

  • Bluebeam

  • Excel advanced

Preferred Experience

  • Volume builder or custom home builder background

  • Feasibility estimating for developers

  • Variation management

  • Procurement coordination

  • Knowledge of NCC and Victorian residential standards
