Residential Estimator – NSW Building & Construction (Remote)

OutsourcedIn is partnering with a NSW-based residential building company delivering new homes, duplexes, and medium-density projects.

We are seeking an experienced Residential Estimator with strong NSW building industry knowledge to prepare accurate, compliant, and commercially sound estimates aligned with local construction standards and trade pricing.

Minimum 5+ years NSW residential estimating experience is ESSENTIAL.

About the Role

You will be responsible for preparing detailed cost estimates, conducting full take-offs, managing trade pricing, and supporting tender and pre-construction processes.

This role requires strong commercial judgement, excellent knowledge of NSW residential construction practices, and the ability to work confidently with trade and supplier pricing.

Key Responsibilities

Estimating & Cost Planning

  • Prepare detailed estimates and cost plans for:

    • New residential homes

    • Duplexes and dual occupancies

    • Townhouses and small residential developments

  • Conduct full material and trade take-offs from:

    • Architectural drawings

    • Structural and civil plans

    • Specifications and schedules

  • Price labour, materials, preliminaries, margins, and contingencies

  • Prepare variation pricing and revised scope estimates

Trade & Supplier Pricing

  • Obtain, review, and analyse trade and supplier quotes

  • Ensure scopes are complete with clear inclusions and exclusions

  • Compare pricing against competitive NSW market rates

  • Manage consultant pricing inputs

  • Maintain pricing registers and approved supplier databases

Commercial & Pre-Construction Support

  • Identify cost risks, assumptions, and scope gaps

  • Highlight buildability issues and value-engineering opportunities

  • Assist with feasibility pricing and early-stage budgets

  • Support tender submissions and client quote preparation

  • Prepare documentation for pre-construction handovers

  • Maintain estimating templates, cost databases, and trackers

Mandatory Experience & Skills

  • Minimum 5+ years experience as a Residential Estimator in NSW (ESSENTIAL)

  • Strong knowledge of:

    • NSW residential construction methods

    • Trade sequencing and subcontractor scopes

    • Local NSW pricing structures

  • Proven experience obtaining and managing trade and supplier quotes

  • Proficiency in estimating software such as:

    • CostX

    • Buildsoft (Cubit)

    • EstimateOne

    • Or similar

  • Advanced Excel skills for cost analysis and reporting

  • Ability to read and interpret architectural, structural, and civil drawings

  • High attention to detail and strong commercial judgement

  • Clear written and verbal communication skills

  • Ability to manage multiple tenders and deadlines concurrently

Highly Regarded

  • Experience estimating custom homes

  • Experience in medium-density residential projects

  • Familiarity with NSW residential contracts and compliance requirements

  • Experience working closely with Construction Managers and site teams
